The Mid-Level Utilities Technician is responsible for the operation, preventive maintenance, troubleshooting, and repair of critical plant utility systems including HVAC, boilers/steam, compressed air, chilled water, and water treatment. Working with moderate supervision, this role ensures utility equipment functions efficiently and reliably to support production and facility operations. The technician also supports safety, compliance, and continuous improvement initiatives.
Independently operate boilers, chillers, air compressors, HVAC units, and water treatment systems.
Monitor system performance using control panels, gauges, and instrumentation; respond to alarms and anomalies.
Maintain accurate operational logs and report trends or issues to maintenance supervisors.
Execute scheduled preventive maintenance on utility equipment, including lubrication, calibration, inspection, and cleaning.
Conduct basic predictive maintenance tasks such as vibration checks, thermal imaging, and water quality testing.
Document all maintenance activities in the CMMS and update asset records.
Diagnose mechanical and process issues with steam, air, water, and HVAC systems and perform corrective actions.
Repair or replace valves, pumps, motors, belts, traps, sensors, and control devices as needed.
Collaborate with engineering and maintenance teams on root cause analysis and mechanical upgrades.
Ensure all work complies with OSHA, environmental, and facility-specific safety standards.
Follow lockout/tagout (LOTO), confined space, and hot work protocols.
Support compliance with food safety (GMP/HACCP), environmental permits, and water discharge regulations.
Provide guidance to junior technicians and assist with training new hires.
Participate actively in shift meetings, safety discussions, and continuous improvement projects.
Coordinate with production, quality, and maintenance teams to minimize utility disruptions.
Operation and maintenance of plant utility systems (steam, HVAC, water, compressed air)

Technical diploma, associate degree, or trade certification in HVAC, Industrial Maintenance, or related field required
Additional certifications in boiler operation, water treatment, or HVAC systems preferred
3–5 years of experience maintaining industrial utility systems in manufacturing, food & beverage, or pharmaceutical environments
Proven ability to troubleshoot and repair mechanical, electrical, and control systems related to utilities
Proficient with steam boilers, HVAC systems, compressors, pumps, valves, and water treatment equipment
Familiarity with PLC controls, DCS systems, and instrumentation related to utilities
Experience using CMMS (e.g., SAP, Maximo) and maintaining accurate maintenance records
Strong analytical and problem-solving abilities
