The Junior Supervisor oversees a small team of utilities mechanics responsible for operation, routine maintenance, and basic repairs of plant utility systems—such as steam boilers, compressed air networks, cooling towers, chilled water systems, and building HVAC. Working under senior leadership, this role ensures uninterrupted utility service, promotes safety, and fosters crew development.
Crew Coordination & Task Assignment
Assign daily work tasks to 3–5 crew members based on priority work orders in the CMMS.
Monitor job progress and reallocate resources when urgent utility issues arise.
Preventive Maintenance Execution
Supervise routine inspections and preventive maintenance on boilers, air compressors, cooling towers, chillers, and pumps.
Ensure checklist completion for lubrication, filter changes, valve exercises, and pressure/temperature monitoring.
Basic Troubleshooting & Repairs
Lead crew in diagnosing and repairing common utility equipment faults—steam leaks, compressor unloading failures, chiller refrigerant imbalances, blocked strainers.
Coordinate parts requisitions and verify proper installation of replacement components.
Safety & Compliance
Enforce lockout–tagout (LOTO), confined-space entry, hot-work permits, and PPE usage.
Conduct daily safety briefings and support incident investigations for utility systems.
Documentation & Reporting
Maintain accurate maintenance logs, inspection records, and equipment status updates in CMMS.
Prepare simple shift handover reports highlighting outstanding issues and upcoming maintenance.
Crew Development & Communication
Mentor mechanics in proper tool usage, standard operating procedures, and troubleshooting basics.
Facilitate clear communication between operations, engineering, and maintenance teams regarding utility performance.

Diploma or Associate’s degree in Mechanical Engineering Technology, Industrial Maintenance, or related field.
1–3 years of hands-on experience with plant utilities (boilers, compressors, chillers, HVAC).
Familiarity with CMMS platforms (e.g., SAP PM, Maximo) and standard utility maintenance practices.
Strong organizational and crew-leading skills
