The Mid-Level Preventive Maintenance Technician is responsible for executing routine and advanced preventive maintenance (PM) activities on mechanical equipment and utility systems to minimize downtime and optimize equipment lifespan. This role independently performs inspections, diagnostics, and minor repairs while maintaining accurate records, supporting shutdown activities, and mentoring junior technicians.
Preventive Maintenance Execution
Perform scheduled PM tasks on pumps, motors, compressors, blowers, gearboxes, valves, HVAC units, and other mechanical assets.
Inspect and service bearings, seals, belts, pulleys, lubrication systems, and rotating components to manufacturer specifications.
Condition Monitoring & Diagnostics
Conduct vibration checks, temperature readings, alignment verification, and other non-destructive assessments.
Identify wear, corrosion, leaks, or misalignment and initiate corrective actions or escalate as needed.
Equipment Servicing & Minor Repairs
Replace or adjust filters, gaskets, couplings, worn-out belts, and faulty sensors.
Assist with equipment overhauls and part replacements during planned outages.
Documentation & CMMS Updates
Record PM activities, test data, and inspection results accurately in the Computerized Maintenance Management System (CMMS).
Ensure updates to maintenance history, part usage, and failure modes for reliability tracking.
Support for Shutdowns and Turnarounds
Participate in planned shutdowns and preventive overhauls of pumps, HVAC systems, and treatment equipment.
Assist in disassembly, cleaning, part inspection, and reassembly of key mechanical systems.
Mentoring & Team Support
Provide guidance to junior technicians on tools, safety, and PM procedures.
Collaborate with maintenance engineers to improve PM strategies and job plans.
Safety & Compliance
Ensure adherence to site safety policies, lockout/tagout (LOTO), confined space, and hot work procedures.
Participate in hazard assessments, root cause investigations, and safety improvement programs.
