Job Description

Roles & Responsibilities

The Senior Building Automation Supervisor (HVAC Controls) is responsible for leading and managing all aspects of Building Automation Systems (BAS) related to HVAC and environmental controls across complex or multi-site facilities. This role ensures system integrity, peak performance, and compliance with operational, energy, and regulatory standards. The senior supervisor provides strategic oversight, leads high-level diagnostics and retrofits, supports capital projects, and drives continuous improvement in building control and energy systems.

Key Responsibilities:

  • Lead the operation, optimization, and lifecycle management of Building Automation Systems (BAS), ensuring performance, reliability, and compliance.

  • Supervise and mentor BAS technicians, programmers, and subcontractors; manage schedules, priorities, and technical training.

  • Oversee commissioning, retro-commissioning, and upgrades of HVAC control systems across buildings or campuses.

  • Evaluate and implement advanced control strategies to improve energy efficiency, indoor air quality, and occupant comfort.

  • Manage BAS integration with other building systems including lighting, fire/life safety, access control, and energy metering.

  • Coordinate with IT/cybersecurity teams to ensure secure and compliant networked control environments.

  • Develop and enforce standards for BAS programming, documentation, and control sequences.

  • Analyze performance data, system trends, and utility metrics to identify and implement improvements.

  • Act as lead technical advisor for capital projects involving HVAC/BAS systems—reviewing submittals, commissioning plans, and control diagrams.

  • Manage vendor relationships, contracts, and budgets related to BAS service agreements and system expansions.

  • Ensure compliance with ASHRAE standards, state/local codes, and internal energy policies.

🎯 Key Focus Areas:

  1. Strategic Oversight of BAS Operations

    • Ensure high-level system performance, standardization, and alignment with facility objectives.

  2. Energy Management & Optimization

    • Drive initiatives for reduced energy consumption and improved HVAC efficiency through controls.

  3. Team Leadership & Development

    • Mentor and guide BAS staff; ensure workforce readiness for evolving system technologies.

  4. Advanced Diagnostics & System Integration

    • Lead high-complexity troubleshooting and integration of multisystem platforms (BAS, SCADA, EMS).

  5. Project Planning & Execution

    • Support project scoping, design review, commissioning, and stakeholder coordination on BAS upgrades.

📘 Qualifications:

  • Bachelor’s degree in Mechanical, Electrical, or Building Systems Engineering (or equivalent experience).

  • 8–12+ years of experience in BAS/HVAC controls with at least 3–5 years in a supervisory or lead role.

  • Expertise in one or more BAS platforms: Siemens, Johnson Controls, Honeywell, Schneider, or Trane.

  • Strong understanding of HVAC system design, energy management, and building performance analytics.

  • Experience with integration protocols (BACnet, Modbus, LonWorks) and enterprise-level building control.

  • Knowledge of ASHRAE guidelines, NFPA codes, cybersecurity best practices for controls systems.

  • Proficient in BAS programming, advanced trend analysis, fault detection, and reporting tools.

  • Excellent leadership, communication, and cross-functional coordination skills.
